Our Services

Full General Home Inspection

Our inspector will perform an analysis of the structural and mechanical items of the home, inspecting the following areas:

  • Roof and Exterior
  • Basement, Foundation, Crawlspace & Structure
  • Heating & Cooling
  • Plumbing
  • Electrical
  • Fireplace
  • Attic, Insulation, & Ventilation
  • Doors, Windows & Interior

Our inspections are conducted according to the ASHI and Internachi Standards of Practice.

Our report includes a detailed analysis of the home. This report includes a list of any items to repair and replace, as well as digital photos.

We offer phase inspections during new construction that include;  pre-drywall and post settlement. You may request any single phase or a combination of phases which best suits your individual needs.

These phased home inspections provide documentation on the condition of the home while it is being built from the ground up.  The home inspection ensures quality workmanship by enabling the builder to take corrective steps without significantly impacting the construction schedule.

Our documentation is especially useful in establishing a timeline for construction defects that were not corrected by the builder prior to settlement.  The detailed home inspection reports prepared during new construction also serve as an excellent sales tool when the property is later resold.

Pre-Listing inspections are good for homeowners who may not be in tune with the condition of their home. Many sales are cancelled due to the buyer's shock at the "functional condition" of the home. It may look great cosmetically but have serious technical, safety, or functional issues present without thE owner's knowledge.

Having the home inspected prior to placing it on the market is the ideal way to identify and either repair or disclose the issues found in the inspection report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often produce a higher net sale price for the owner

Building consulting services are related specifically to the building envelope, which protects the rest of the structure. Moisture intrusion into the building envelope can cost you thousands of dollars. Microbial action resulting from moisture intrusion can cost you your health. A quality, professional building analysis is critical before buying a new home, for litigation, in negotiations with insurance companies and builders, and for general safety in any home to save incalculable funds and hassles in the future. Our diligence, thoroughness, and attention to detail will bring the result you need: an accurate picture of what is going on with your home’s exterior.

Do I need The Building Consultant?

The maintenance of your home and the care of your own physical health are often quite similar—both require scrupulous observation, occasional surgeries or renovations, and professional consultation. The faster any patient begins treatment for a disease, the easier it is to cure. The sooner Lake County Home Inspections uncovers and diagnoses building failures, the easier it is to save your home, and thousands of dollars in repair. Don’t lose sleep fretting over your home’s maturing defects. Once moisture intrusion begins,  inevitable temperature fluctuations, rain, and snow will only aggravate the existing problem. Call before your house crumbles; with Lake County Home Inspections, you can be sure your lifetime’s largest investment is protected.
